46 Penn Centre adds Ocean Prime Restaurant to menu

Country Club Plaza’s recently completed 14-story corporate office building, 46 Penn Centre, is adding acclaimed restaurant Ocean Prime Restaurant + Prime Social Rooftop to its amenities menu.

Pinnacle Construction Group will begin construction on the steak and seafood restaurant in the next 60 days, with an anticipated fall 2021 opening date, according to a release.

Kansas City is the newest location - and the first in Missouri - for Ocean Prime’s award-winning Cameron Mitchell Restaurants (CMR). The management investment partnership became a reality between the restaurant group and investors associated with Block Real Estate Services principals.

“At the outset of our plans for the building, we set our sights on landing a world class restaurant for 46 Penn Centre,” said Ken Block, managing principal of Block Real Estate Services.

With 8,500 SF of space, including three private dining rooms and a peninsula bar, Prime Social will be the only rooftop venue with expansive views of the Plaza and surrounding area.

“Ocean Prime is one of the finest restaurants in the U.S. and is the perfect partner to provide that elevated guest experience. It gives our tenants even more amenities at their fingertips, as they will soon have an in-house restaurant and rooftop lounge to entertain their clients and employees,” said Cameron Mitchell, founder and CEO of CMR.

This will be the 17th Ocean Prime restaurant since the 2008 launch of the concept in Columbus, Ohio.

“We are excited to expand the Ocean Prime concept, bringing both classic and modern fare,” said Mitch Miller, vice president of Ocean Prime.

“Our restaurant is known for its vibrant energy, made-from-scratch menu offerings, seasonal ingredients and an extensive menu to suit every palate- including prime steaks, chops, chicken and seafood. Our signature cocktails, from classics to original creations, and extensive wine list are a highlight of our guests’ experience. Prime Social will be a cool rooftop oasis and an ideal spot for guests to sip, savor and surround themselves within the cityscape,” Miller said.

46 Penn Centre opened in the fall of 2020. The Class A office building features 220,000 +/- RSF of office space, approximately 11,000 +/- RSF of retail space and secure, covered parking. Located north of 47th Street and east of Pennsylvania Avenue, it features private balconies on each floor and has been constructed with only four columns per floor for maximum space-plan efficiency.

Office, retail plans emerge to replace former Macy's

A massive, mixed-use vision has emerged for a state-of-the-art renovation to transform the empty Macy’s at 7000 Mission Road in Prairie Village, Kan.

Maryland-based First Washington Realty (FWR) plans to create a 120,000 SF, multi-tenant anchor space for the three-story building, which has sat empty since fall 2019.

The proposed redevelopment includes two levels of retail on Levels 1 and 2. The Offices of the Village would occupy Level 3 and include nearly 39,000 SF of space which can be demised down to as low as 11,000 SF, according to Mike Levitan and Tim Schaffer with AREA Real Estate Advisors, who are leading the office leasing efforts. Depending upon the configuration, tenants would also have access to their own private outdoor terraces.

The new development plans highlight the built-in convenience of dozens of nearby restaurants, retail and grocery shops, salons, a florist, banks and more. Only footsteps away are Tavern in the Village, Dolce Bakery, Cafe Provence, Hen House, TCBY and Rise Biscuits & Donuts, to name a few.

FWR currently owns 103 shopping areas valued at over $5.5 billion in 22 states. Local shopping centers include Brookside Shops, Corinth Square North, Shops at Fairway, Shops of Prairie Village and coming soon - Corinth Quarter.

According to minutes from the Oct. 5, 2020 Prairie Village city council meeting, representatives from First Washington Realty met with Prairie Village mayor Eric Mikkelson and city staff to discuss how the former department store space could be utilized.

If passed, the proposal estimates a completion date for the renovation by spring 2021.

Opus Group delivers Westley on Broadway apartments to Westport

This week The Opus Group announced the completion of Westley on Broadway, a six-story, mixed-use apartment complex in the heart of Kansas City's historic Westport neighborhood on the corner of Westport Road and Broadway Boulevard.

Comprised of 254-units and two furnished community guest suites, residents will enjoy the luxury features within each unit, including chef-inspired kitchens and stainless steel appliances, nine-foot ceilings, designer backsplashes, smart-unit technology, luxury wood-style flooring and in-unit stackable washers and dryers. Units are offered in a mix of junior studio, studio, alcove, and one- and two-bedroom floorplans.

Additional features include onsite storage with available bike storage, pet-friendly living with a pet spa and dog washing station, electric vehicle charging stations and a 24-hour state-of-the-art fitness center.

“The wellness center is an additional amenity that is advantageous to residents. Comparable to any high-end, full service gym, features include fitness machines, a cross training rig, barbells and free weights, a private fitness studio with a TV for utilization of personal training classes or training apps, a full size sauna and Wi-Fi spin bikes with on-demand classes. Residents can also continue to use the heated pool throughout October this year," said Devon Coffey, senior manager at Opus.

Besides the plethora of amenities, the six-story apartment development also includes three levels of underground parking and 10,000 SF of retail space.

To complement the surrounding architectural details, and give a nod to the history of Westport, Opus selected a blend of red brick and added oversized windows and heavily framed black retail storefronts with overhead steel beams.

Opus is the developer, design-builder, interior designer, architect and structural engineer of record.
