Ranch Mart South adds 'active adult' apartments

Design plans are underway for phase two of Ranch Mart South, located at 95th and Mission in Overland Park, Kan.

The EPC Real Estate Group development includes over 200 "active adult" apartments above two levels of structured parking, situated on 4.5 acres immediately south of the existing Ranch Mart South retail center. 

The project will replace an outmoded 50+ year, multi-tier parking deck and the nine, 60 yr-old duplexes on the southern edge of the property. All existing retail within Ranch Mart, including the Glenwood Arts Theater, will remain. 

"Active adult" is a wellness-based, socially-driven lifestyle that caters to an active, older demographic (typically 60-80 years of age). This fairly-new concept is an alternative to traditional senior living, with lower economic commitment and greater flexibility. 

Coupling this program with the ability to walk steps to nearby locations, such as CVS, Ace Hardware, Price Chopper, Starbucks or Deweys, presents a highly-unique lifestyle offering in the Kansas City metro area.

“We are extremely excited about the opportunity to bring the Active Adult product to the KC metro, especially at such a prime, highly walkable location in Overland Park. (The area of )95th and Mission has been a prevalent setting for the last 60 years to those that live or grew up in Johnson County. These residents will now have the opportunity to stay in, or return to their community while remaining active as they age,” said Austin Bradley, vice president of development for EPC Real Estate Group.

Klover Architects, the project's designer, is planning a complimentary look and feel to the existing center by implementing high-quality materials, design options and other services to achieve a cohesive aesthetic.

Amenities and programs include an executive kitchen for cooking classes, a grab-in-go bistro, indoor pool, community gardens, state-of-the-art fitness and yoga studio, hydrotherapy pools and spa, two internal courtyards, pickle-ball courts and an art studio.

The project also plans to offer a full-time concierge, promote food delivery (Uber Eats, DoorDash, etc.) and engage third-parties (i.e. physical therapists, etc.) to allow our residents to "age in place."     

“The influx of online shopping has -and will continue to- put even more pressure on traditional retailers amid the ongoing pandemic. By folding in residential to Ranch Mart, this creates a true mixed-use development that will support existing retailers and ensure the center remains viable for many years to come,” said Bradley.

The project is expected to commence construction in spring 2021 with an early 2023 completion date.
