3D Development proposes Pennway Point entertainment venue

3D Development is proposing a $25.3 million mixed-use entertainment venue along the West Pennway viaduct in the Crossroads Arts District near Downtown Kansas City, Mo.

Still in the early planning stages, Pennway Point would include the renovation of the former Carter-Waters industrial building at 2440 West Pennway and the adjacent parking lots into an entertainment district complete with restaurants, office space, tailgating/outdoor game area and a 170-ft Ferris wheel.

The proposed six-acre development site is located directly across from the IRS Processing Center and only three blocks east of the Boulevard Brewing Company and Beer Hall.

“Our goal is to have a substantial portion of Pennway Point open in time for the NFL draft in 2023 (early Q2) with the office building being the last piece to deliver after that,” said Erik Wullschleger, partner with 3D Development, who is pursuing several other projects - including Freight House Village and the renovation of the former Kansas City Star building - alongside 3D partner, Vince Bryant.

The Pennway Point project would also double as a trailhead for another 3D venture - Greenline Trail, a bicycling and pedestrian recreational trail that would encircle Downtown KC.

A proposed future phase (Phase 2) includes a 28,000-SF mixed-use building with multifamily units and ground-floor retail; a brewery with a tasting room and covered beer garden, and a 1908 brick depot building renovated into a burger joint with lounge areas, a live music stage and billiards.

“We’ll be announcing partners over the coming months and are excited to roll some of Kansas City’s best brands into this one-of-a-kind reimagination of an old industrial site that has been home to Funkhouser Machinery Company, Pennway Oil Company and Carter-Waters Construction Materials dating back to the early 1900’s,” Wullschleger said.

Other planned 3D redevelopments include Freight House Village, 230-unit residential plan at 20th and Walnut, and the renovation of the former Superior Storage buildings at 2020 Walnut into office space; The Podium office and hotel tower near 20th and Main; and the Village Square mixed-use redevelopment at 19th and Walnut streets.
