1400KC office tower sparks buzz in downtown KC

1400KC, an 18-story, Class A office building will replace the site previously slated for Waddell & Reed ‘s HQ in downtown Kansas City.

The $148 million development, currently under construction at 14th and Baltimore, is expected to be available for sublease and tenant improvements by April 2022.

CBRE’s Bob Fagan and Matt Eckert are leasing the development as well as marketing the stunning office tower nationwide, which includes a 913-space parking garage, close proximity to the streetcar and 50 electric car charging stations.

“1400KC is an excellent addition to the Kansas City region’s Class A office market and an exceptional option for out-of-market employers considering a highly attractive region for tech and high-growth companies,” said Tim Cowden, president and CEO of the Kansas City Area Development Council (KCADC).

The 260,000-SF premium office space is being developed by a joint venture between Burns & McDonnell and Financial Holding Corp. Burns & McDonnell is also overseeing the construction.

Unique features of the property include outstanding views - with eight office floors starting above the building’s 10-story parking garage, two outdoor balconies per floor, penthouse outdoor gathering area and floor-to-ceiling windows. Retail opportunities are also available on 14th St. and Baltimore Ave.

The City Council approved a six-year property tax abatement at 75 percent and nine years at 37.5 percent in December 2019. The development received a sales tax exemption on building materials as well.
