Downtown KC skyline buildings undergo evolution for new era

Downtown Kansas City is undergoing an evolution in its skyline buildings to cater to a new era of professional tenants. The owners of several iconic downtown Kansas City office buildings, including Town Pavilion, 1201 Walnut, 1200 Grand and the Harzfeld’s Building, are transforming these properties with a property name and rebranding, facility upgrades, leasing evolution and strong property management momentum.

A representative for the ownership group and principal at Copaken Brooks, Jon Copaken, stated that the approach is to reimagine these office properties for a new professional class who want to come to work to be productive, surrounded by an environment and community with that same goal in mind.

The Skyline Collection properties are undergoing facility upgrades, with 1111 Main completing a major renovation in 2022, including a modernized lobby with soaring views of a light-filled overhead atrium, a dynamic 3D hanging art sculpture, a rotating art exhibit in partnership with ArtsKC, digital art-driven video walls, and the only downtown KC multi-tenant office building with a security turnstile visitor management system. Additionally, a 10,000-SF state-of-the-art conference center, a new professionally staffed fitness center and locker rooms and more upgrades are underway.

JLL Kansas City and The Skyline Collection ownership group have been awarded the office leasing assignment of over 1.4 million SF across four premier downtown Kansas City office buildings, consisting of 802,000 SF at 1111 Main, 509,000 SF at 1201 Walnut, 52,000 SF at the Harzfeld’s Building, and 39,000 SF at 1200 Grand Blvd.

Copaken Brooks retains the ground-level retail leasing and the property management duties of the portfolio, while Jon Copaken represents the ownership group as the owner’s representative of the property. Leasing will be led by RJ Trowbridge, JLL senior vice president, in addition to Jeff KembelPatrick Meraz and Avery Comeau.

The property management team for The Skyline Collection continues to make improvements to provide tenants with a Class A experience, including the addition of a concierge in the lobby, a new tenant mobile app, building improvements and solutions and improvements for tenant experience.

These buildings offer onsite retail amenities, three parking garages, and an onsite conferencing center, and are located in the heart of Downtown Kansas City in the Financial District near city landmarks like the T-Mobile Center, the Power & Light District, the Kansas City Convention Center, City Hall and top hotels, entertainment and hospitality attractions.
