Trolley tour highlights what's next for Midtown STL

Midtown St. Louis is seeing exciting activity in current and upcoming projects for business and residential life, according to presenters at a recent CCIM-STL trolley tour of several projects at various stages of completion.

Establishments opening soon include a 10-screen, 45,000-SF Alamo Drafthouse movie theater and eatery, True Fusion gym, City Winery at City Foundry STL for “urban wine enthusiasts passionate about music,” and Puckshack minigolf.

The event began with a welcome from David Schnitzer, 2022-23 president-elect of the CCIM Institute, who was in town to visit the local CCIM chapter.

City Foundry STL on Forest Park avenue, where the tour began, is a great example of successful projects in the Midtown area, with more projects underway and near completion, according to general manager Rob Soete

The “overall story” of projects in the tour area is one of success and continuing growth, according to Brooks Goedeker, executive director of the St. Louis Midtown Redevelopment Corporation (SLMRC), which boasts 400 acres of projects bounded by Laclede, Highway 44, Compton, and Vandeventer and 39th Street.

“There are three main authorities for projects: design approval; tax abatement for 25 years; and assessment by the redevelopment corporation for cleaning, security infrastructure, marketing, and more,” Goedeker said.

Projects underway through SLMRC include:

• the pet-friendly Element by Westin hotel on Forest Park, across from City Foundry;

Humphrey’s Restaurant and Tavern on Laclede, to reopen by November 2022, with 32 TVs, outdoor space and service seven days a week;

• the iconic five-story Nicholas Building on S. Grand Avenue, slated to open by December 1, 2022, with about 228 one- and two-story apartments at 387 to 839 SF and commercial retail space;

Prospect Yards west of Grand Avenue, which Goedeker said is being promoted as “St. Louis’s newest district” and reflects local history as the Prospect Industrial District that was the site of a rail yard and several businesses; and

• a 14-acre Topgolf venue at Chouteau and Compton, the company’s second St. Louis outlet, expected to open by October 2023.
